These are not asking prices, not portal estimates and not mix-adjusted indices: they are what buyers paid, from the Land Registry's transaction record, with repossessions and non-market transfers excluded. Why medians rather than average house prices?
A mean is dragged by every outlier: one seven-figure sale lifts a small town's average by tens of thousands. The median is the middle sale and moves by one house. Where a portal quotes a higher average for the same town, the outliers are usually the difference.
How current are these figures?
The window is July 2025 to June 2026, twelve complete months of registered sales. Sales take weeks to reach the register, so the newest partial month is dropped rather than published thin. The Land Registry updates monthly and these tables refresh with it.
